Hi all, we have just recently got the keys for a 1890 solid sandstone wall farmhouse near Carlisle. House was previously renovated in 1976-1979 from a near derelict building then extended in 1986. The family we purchased from have lived in it since but with age maintenance and upkeep was too much. Pre-purchase level 3 survey highlighted several issues with damp due to possible penetration, ground level, drainage and roof. We have uncovered tanking on at least one gable end wall where we have stripped back gypsum plaster, exterior is painted with unknown coating. We would like to properly renovate back to a proper breathable building, reopening fireplaces, adjusting ground and drainage, etc, so looking for recommendations for specialists in the Cumbria area that would survey and make proposals for best solutions. Research suggest to avoid usual damp proofing companies. Engineer to trade so understand most topics but best products to employ is something we would be looking for guidance. House seems to stay relatively warm even with heating just ticking over at 16deg so I don’t think we need super insulation options, just a dry house.
