I am in the process of purchasing a period property but have one main reservation. When I visited the property recently to have another look at its condition there is overwhelming signs of damp and some walls were soaking wet to the touch. Obviously there has been a recent storm and the building has not been lived in for around 8 years. I am awaiting a drone survey of the chimneys and roof but was hoping someone may have an insight, to whether or not, this would be expected.
The property is circa 1770. It has 4 chimneys but I believe only 2 are connected to a fireplace below. Any advice or general opinions appreciated.
My current approach to phase 1 is looking like the following;
1. Clear ivy and area surrounding house.
2. Inspect roof - fix/replace
3. Inspect chimneys - fix
4. Clear/fix gutters.
4. Remove exterior render on one wall - inspect/fix/evaluate - apply findings ti reminder of property.
5. Dig around exterior of house, install drainage to direct run off past property into field.
Phase 2 - decide if phase 2 onwards can be entertained.
