Hi this is my first post so be kind 
We are interested in purchasing this house. It is estimated to have been build in 1930s/40s. It is all one property but part of it was a shop at one time. As we are in a conservation area this will be maintained.
There has been a lot of bodge work done on the exterior brick work such as cement pointing and this window header.
There is a crack either side of the window header which runs outside to inside along the same pattern running vertical from the corners.
On the bottom right window there is a crack coming out from the windowsill. Again it looks like they have bodged it repointing and filling in any gaps they found with cement mortar.

Really would like advice on what may have caused this, is it a sign of an huge issue and an idea of how much it would be to replace it and make good. From looking at the outside it appears the top level of brickwork has been replaced at some stage as it’s a different colour and the top of the gable end on the left side is a different colour brick also so assume it was at the same time.
And lastly any idea what material the windowsills are? One on the top far left has degraded very badly and needs replacing.
