Asbestos ceiling covering damaged. Is it safe?

Hi All,

I bought a period property recently and the end of this month we will need to move in as our contract for our rented property ends. The home report stated that some ceiling might be/contain asbestos.

I though it is better to have it checked checked so a "professional" come to take a sample. The results came back and the ceiling in our bathroom indeed contained asbestos. Although it was highlighted that asbestos was found in the texture coating only. The ceiling in the bathroom is damaged and I am afraid it is not safe. The guy who collected the sample did so without any mask and I was told that it is pretty safe.

I will have it removed but I am sure it will not happen before we move in. Does anyone have any experience? Do you think it is safe to live in the house as the professional suggested or I should be worried about it?

Your local authority would, and should, be the first port of call if you suspect asbestos anywhere in and around your home. They will send an inspector and provide safe disposal services. Until confirmed by the inspector and if necessary any such material is removed under their supervision, you should not allow anyone, and particularly children, to use the affected rooms.

Call and talk to the L.A. as a matter of great urgency please - its vicious and pernicious stuff even in very small quantities and particularly dangerous when airborne in confined spaces.Do not go near it without a mask!

They used to use asbestos in textured ceiling coatings. I had some in a bedroom ceiling. It's not an issue so long as it's not disturbed. I had a quote of £1500 to have it removed by a specialist and decided to skim over it instead.

It's not going to be unsafe as it is at the moment, but if it needs to come down then do get a specialist in.

Thanks for that! I moved into the property, and I now use the toilet wearing a mask . It is better to be on the safe side. I would feel much better if it was removed, and a specialist quoted me £520, so I will go with that.

Appriciate your answer tho. I will still use a mask on the toilet, but at least I am a bit less worried now.

We too had that and the vast majority of Artex used up till the 80s contained low risk Asbestos. I wouldn't worry too much. We have it in every room.
