This is my first post here, and my first house too.
Me and my partner are currently in the process of buying a mid c19 house which is grade 2 listed. We would have never thought to buy a listed house, but it looks too nice and is of a similar period we were looking at anyway. The listing only states external features all of which are present other than the re-tiled roof.
I have enquired with the Local Authority about LBS and they have no record of anything, we currently do not have a conservation officer in the LA area either.
In our survey there was a couple items that flagged up as to potentially require consent. A rear plastic door and a canopy over it, we are not too bothered by this. The biggest problem is the roof, the listing states its slate, which it no longer is. I queried this and was told that the seller would get indemnity insurance to cover this, but I have read here that this might not help, any thoughts?
Lastly, the inside of the property is pretty butchered, nothing really looks original other than maybe 1 fireplace (1 missing) and floorboards upstairs. Every wall is covered with wallpaper, new coving, dodo rails and picture rails How problematic will this be when we want to decorate and remove these.
