Advice would be appreciated please
My house is a granite terrace built sometime before 1850. I've been here over 15 years and when purchased I had pealing paint starting lower down next to the chimney breast, which was skimmed over with other areas when I did other work on the house. This came back around 9 years later, so I sanded off and repainted, now it's back again. (also on a wall in the middle of a room which used to be part of a cupboard under the stairs), I believe these are single brick no cavity.
I decided that I might want to remove the plaster next to the fireplace and have open bricks (other houses in my street have them) but as you can see from the photographs this isn't an option. There seems to be a cement layer (I removed this side to check 18 months ago. As you can see the other side, which I removed this week, the wall looks like full cement layer, which I haven't removed as aware how deep it might be (and it wasn't easy to do!)
I'm looking to move in the next 12 months and don't want to send a lot of money but also don't want this issue to come back too soon before I sell. What do you think my options are - I thought about using lime, as have the time to allow it to dry between layers but where to source nearby in East Midlands? What process to use?
Also one wall is granite which was had plasterboard put over it, and in the living room there has always been a small crack (which I have filled twice in the years here). I had not done anything for about 8 years and thought I would fill the gap, taking off the edges and making the 'v' shape in readiness. The gap goes right back to the wall in places and is up to 18mm deep. There is a quarry nearby and the blasting potentially causes slight movement. What sort of filler should I be using so that it will last over 12 months, do I need to do anything else?
Thanks in advance.
Photo's - chimney before, after both side, crack in plastered board granite wall and wall in middle of room.
