Purchased grade 2 farmhouse 7 months ago. Ripped out carpet and wood floor boards in snug room as all dry rotted - was expected, floor bouncy as external rendering in bad way. Cracks all over that side of house for a few years I believe.
Now floorboards removed, existing concrete floor is airing.
Removed concrete skirting boards to investigate. Revealed bricks. A couple of oak beams are dry rotted when you put a chisel between brick and oak beam, ants and wood debris come away.
Want to do work ourselves. Novices but keen to get mucky.
Where do we start? We are thinking;
Renove and repoint brick in lime mortar
Remove oak beam tats dry rotted and replace - how?
Install damp membrane or paint damp paint direct onto concrete? How far up wall should membrane go?
Re install the skirting g boards in lime cement?
My dad suggested removing bricks to investigate and replace with new bricks - is this needed as believe damp issue is due to external rendering cracking.
Before doing this work, we will re render outside to weatherproof and live with this room over winter to see if water gets in somewhere.
