Myself and my husband have had an offer accepted on a grade II listed, thatched cottage in a conservation area in the midlands. The house is beautiful however I have a few concerns.
Since our offer was accepted I’ve discovered that the house has been on and off the market since November 2021. In that time the asking price has reduced by over £100k.
We’ve had a level 3 survey which identified damp in all walls, signs of woodworm infestation in all beams (?historic), moss and lichen growing on the roof and the potential need for a ridge rethatch, exposed electric cables in the loft, and some signs of timer rot in the fascia’s and an external beam. I plan to have a thatch assessment and a timber survey. I was told by a surveyor that a house of its age (circa 1650) will have damp, especially as it’s currently vacant so said a damp survey is a bit pointless.
I want to make sure I’m not making a mistake buying a money pit, are there any additional surveys or assessments we should invest in?
