I'm currently renovating the front ground floor room in my victorian house.
Sadly due to very bad wood worm I have had to take out all timber. Most of which I could crush with my hands.
My issue is that I will also need to replace the wall plate but the stone ledge the previous one sat on is in a bad way. It is very narrow and the stone has broken away over the years leaving very little decent bearing surface for a new timber.
I'm considering the following:
1. Use joist hangers along this wall only. However I'm concerned about causing any issues as it is changing the loading on the wall. Previously all loading went straight down onto the stone.
2. Try to create a ledge and square off what little stone work I have. However time will not allow to use lime mortar. Cautious to use cement based as the stone is damp and it may cause issues or simply become detached over time ?
3. Build use isolated brick pillars to support a large beam and use timber joist hangers However this will no longer be attached to the stone foundations. I'm guessing I would need to put it pad stones also.
4. Bolt a ledger timber to the wall and use timber joist hangers. However bolting a ledger to a damp ish wall does not feel like a great idea.
Thoughts welcome.
