I've been a long time stalker on this site and it's a fountain of knowledge but need some advice.
I have a Victorian terrace which has it's problems but my main concern at the moment is bricks that have spalled and some missing under the row of rafters that sit on the apex wall. The rafters are hanging on for dear life in places.
Long story short we had a leaky roof with bitumen felt and condensation issues that about 18 months ago we had refelted with breathable membrane, dry ridge added and over fascia vents installed. Still not very airy up there so thinking tile vents next?
Problem is the damp has done a number on the bricks of the party wall where the rafters sit on to and the roofers didn't flag any issues at the time. I've now only noticed it since I don't really know what I'm looking at and just trusted the roofers. Having to also deal with active woodworm too! But hoping get it all dried out will cure that.
I'm going to get some pros in but wondered what the best cause of action is and if anyone has come across it before? It's across pretty much the whole roof line.
