If anyone suggests using the (so called) Modern Method of Auction, give them a very, very wide berth - Never heard anyone say a good word either as a buyer or a seller. If you get suckered in to using one, expect to be sitting around for years waiting for a buyer to show up.
A friend used Auction House to get shot of a millstone of a property. It went for a fair bit more than I personally thought it would, but not that far short of similar properties in the area. Being a traditional auction, once the hammer went down, it didn't take too long to get the money.
