Hi all - we're interested in purchasing a 3 storey Victorian semi that appears to have some drainage issues.
The vendors have revealed that water was pooling in the lower-ground front yard area and consequently there was damp in the bay interior.
Apparently this has been rectified by the neighbour - I assume by re-routing the rain water down pipe to a drain on the other side of the property.


However, the shared drain that runs the length of the boundary has been excavated at some point, and you can see that it's filled with several inches of water.
We haven't had serious rain in weeks so i'm guessing the water is coming from another source.
Any thoughts what kind of drain this would be? A soakaway or actually plumbed into something?
This isn't the water table height as it's on a hill. A leak under the adjacent road maybe?
We couldn't get access at the time but will be going back and I want to be armed with as much info as possible.
