Hey guys, my first post on here for sometime. I posted previously some time ago about our intended renovation on our early 1900s timber (pine) frame.
My builder has started getting his teeth into the old cement render removal and timber replacement. The area where he has started is bad... Corner post completely gone, a number of studs too but we are hoping that it gets better as we come inboard from the corner. He's raised a couple of points to me and I wanted to air them on here to see how to proceed.
1) There is a 6x4 beam across the window which was joined to the corner post. As mentioned the post was bad and has now been removed. The end of the beam was also bad and has now been cut off about 200mm back. It is still in situ for now (on acrows) but we are considering the condition of it. I have taken a picture of the end cross section where it has been sawn and another of the length of the beam. There is a crack along the length and we have lost a about an inch of the front due to rot. Does this look ok or do we replace?


2) What is the best way to deal with studs that have suffered some damage to the face. Essentially some studs (2x4) are rotten at the front by no more than an inch. Are we ok to keep these, I think I read somewhere that you can keep it if 70% of the wood remains good (could be wrong here). Or can we reinforce the bad studs by bolting new studs to them? Or just rip them out and replace?
