I posted a few months back about building a new garden wall to the front of the house to match a section of wall on the other side of a driveway. The patch of land without a wall (shown on the left in the photo below), previously had one, maybe two, workers cottages on it which were pulled down in the 50s or 60s. The previous owner of our house bought this patch of land and it passed into our possession when we bought the house. Our house is grade 2 listed and the front wall forms the boundary of the village's conservation area.
I submitted a householder planning application to build a wall which has not raised any major objections from the planners, I do however need to provide detailed information about the bricks and bond I plan to lay. Unfortunately, someone in the process suggested that I also need to apply for a change of use for the land given that a householder application had been made. Has anyone any experience of this type of application? Presumably it is simply a matter of making a formal declaration that it will be used for domestic purposes in future and carries a price tag of around £250 from our council.
I also wondered whether I could also include an old barn on the change of use application. It was used by the previous owner as a clothing printing and embroidery business. I still have hundreds of t-shirt transfers from the 1974 World Cup if anyone is interested! Ideally I could add this building to the application - we plan to convert it eventually into some form of accommodation but I don't want to complicate the original application if this part will be laborious... I imagine I will need a bat survey at some point in getting approval for a barn conversion. I was hoping the change of use application would not involve any bat-related activity.
