Hello, first time poster here. I have been lurking over the past week or so after having an offer accepted on a Grade 2 listed property.
We have a ways to go yet, including a property to sell, but having received an asking price offer on ours today, owning our 'dream property' has moved one step closer.
I will apologies now in advance, as I am sure I will have a raft of questions over the coming weeks, months and maybe years, but I guess I am in the right place to look for help and advice.
We are going into this with our eyes relatively wide open. The property has a number of issues, mainly with un-consented works which have been brought to our attention by the selling agent following their discussions, and a site visit, by the local CO. The agreed price appears realistic taking these issues into account.
Before I engage with the CO, I just want to make sure I know what I am talking about, in particular with regards to the existing Velux windows.
There are currently five Velux windows installed to the property, two to the main house in the attic room (which hasn't been fully converted to living accommodation) and three to the adjoining two storey conversion of outbuildings; the permission for the conversion was c. 20 years ago. All are on the rear elevation.
Correspondence I have seen states:
So, a couple of questions:
1. Do you think there is any grounds for us to 'argue' a case with the CO to retain the Velux windows?
2. If not, then does anyone have any experience of the https://www.therooflightcompany.co.uk/all-products/conservation/ and can recommend?
My initial thoughts are to try and negotiate with offering complete removal of the 16 panel solar array in lieu of retaining the Velux windows, at least for the foreseeable future. I'm estimating that five new windows will cost c. £5,000 fitted; money which we have many other better uses for in the property in the short term.

the roof lights and solar panels to the rear are almost certainly unauthorised and would need to be addressed by the new owner. The roof lights would need to be changed to conservation roof flights (The Rooflight Company type not Velux) and the solar panels removed or relocated.
