Went to survey a terraced brick built house circa 1910 yesterday for damp and after investigation client told me that I was the 5th company due to the fact the first 2 had given conflicting advice.
This prompted two further companies, who also confused the issue, one saying that she would have to have all the walls treated to enable them to issue guarantees.
All four recommended damp proofing ranging from 3 walls to the complete property. This confused me as I couldn't find any evidence of damp other than some minor localised damp in the hall behind the electric meter and this was housed within a cupboard.
There was no decorative spoiling or plaster damage or any levels of moisture in the skirtings etc. I spent about 35 minutes trying to convince this lady she didnt need any treatment and she wouldnt accept it as the others said she did.
It was only when I (tongue in cheeek) said ok, I damp proof the whole house and replaster the walls etc that she said, well I dont want it done unless its necessary. At that point I made my excuses and left. You can't win can you?
Incidently the 4 others, were three individual damp proofing specialists (!!) and a builder. Oh and yes there was a physical DPC clearly visible
