We have a large Victorian property which at the rear of the garden has a derelict coach house. The roof has collapsed and it has no front, the footprint is roughly 10mx6m. I don’t know if it was 1 or 2 stories as one side still has a bit of concrete roof with 7 or 8 courses of bricks above it, which is puzzling. Between the side of the coach house and our property boundary is enough space for a garage, which I want to build, it would need to be attached to the coach house though. The building footprint is shown on the deeds but not it’s height and obviously not with an attached garage. It is 21m from the main house. If I’m to build the garage I might as well restore the coach house at the same time for use as a summer house/orangery/play area. My question: do I need planning permission?
