My OH and I are due, as of tomorrow to be the new owners of a lovely grade 2 listed cottage. Firstly, can I say...trying to complete a house purchase during a pandemic is probably the most stressful thing I've ever experienced!
Anyway...I've done some reading about and in general there seems to be a lot of grey areas when it comes to refurbishment and listed properties with the general answer being to speak to your local CO. I've tried. Several times. And no joy as yet.
So I thought I'd ask for some advice here.
1. The property has central heating already in and it works reasonably well. However, we would want to replace the boiler (with a combi hopefully) and remove the water storage tank etc.
Am I right in saying that just to replace the boiler, I shouldn't need LBC? This would only apply for example, if we had to drill a new channel in the wall for the flue? Removing the water tank I assume wouldn't require LBC unless I started knocking down walls etc?
2. Installing a TV aerial. I think I am right in saying, this would require LBC? But a lot of people seem to say, they have never bothered?
3. The front door has seen better days. We plan on refurbing it. We want to change the colour (whilst keeping in keeping with neighbouring properties). Does the colour change require LBC?
Applying for LBC can be done on our online portal. Is this a lengthy process in general for work as described above? Just so that we can start thinking about timescales.
