We are lowering our outside ground levels and this is what it looks like: a work in progress.
How far down should we go? Any help appreciated.
We think we have found the original slate damp proof course and attempt to go down two bricks (150mm) below this.
And then fill with a French drain with gravel and a perforated pipe which will go directly into the hopper combined drain. We’ve dug to the first brick footing of the house, will it be okay to put gravel directly on top of this with the pipe, and then ensure the patio is at this level for the rest of the side of the house?
Will the foundations be okay?
We will also ensure that the ground slopes away from the house so water drains towards the garden area and not towards the house.
Property Details
3 Bed Edwardian mid-terraced house. Solid build (no cavity). Built approx. 1904.
Garden path of flag stones sat on top of garden path of concrete (un-original) which probably sat directly on top of original garden tiles (original ground level). We are currently trying to get back to that level.
N.B. Some remnants of brick tiles found under concrete path outside.
N.B 2: In the kitchen the previous owners had concreted directly over Ruabon kitchen quarry tiles, so assume both works were carried out at the same time.
[N.B. Outside - we are also working on removing the plastic paint, removing the cement re-pointing and re-pointing with lime, and breathability in the house]
P.S This forum is amazing and I have learned a lot searching for similar topics / a lot of things I just wanted to run this by people and if my fixes work in the long term I will post in future to help others from my experience.
