First post so first off hello to eveyone!
I have a timber framed cottage with cavity walls sitting on a sole plate and plinth. The ground falls away slightly from front to rear so the outside floor level at the rear is approximately 18 inches below the internal floor level. The plinth is rendered (unkown material) and painted with black Bedec barn paint.
I am seeing damp along the base of the sole plate inside at the rear (dark patch that feels slimey). Having read through the huge amount of info and comment regarding damp on here and elsewhere, I am wondering if the plinth paint and or render is causing the problem by preventing water under the internal floor form leaving via evaporation from the plinth, given the high water levels at the moment.
First question - I assume Bedec is a big no-no even though its claimed to be 'breathable'? If so I will wire brush off but what suitable black alternative are there?
Second question - I dont know whether the plinth render is cement or lime based. It looks top have been there for some time and is quite cracked in places. Given the cracks, the damp issue and the sheer number of bodges I have uncovered since buying the cottage 3 years ago, I am assuming its cement based. Whats the best way to identify the material?
