Hi there,
I have had to re register since I couldn't remember my login details. To recap leaky old school house in Cornwall, penetrating damp not solved by removal of cement pointing/render and rendering inside with lime, roof repairs or as last desperate resort silguard in worst area, all to no avail - we have now over the years moved out of that room about 5 times due to damp and black mould through worst winter months. Further masonry investigations resulted in the realisation that voids in the masonry from years of neglect combined with poor quality stone (Killas mudstone in particular) and some stone not full thickness to begin with (damn you Victorian builders) led to a further advice mtg with CO to discuss possible more radical remedial action, tile hanging was sadly discounted due to the detailing of the building (lack of overhang, granite mullion windows, vents) to cut a long story short we have decided that a bag rub render with mineral paint treatment is the route we will go since the stonework will still be able to be read, CO seemed very open to this. CO requested a Heritage Asset Statement with timeline as part of LBC application. After 8 years of dealing with this and other renovations and three remortgages later I feel I can write this to a fairly good standard but I just wanted to seek advice that realistically if my HAS is not obviously authored by a building conservation specialist/professional is my LBC application in jeopardy of being turned down? I have only admittedly had one quote for the production of the HAS but that was between 400 - 600 quid and to be honest that could be better spent ...well on lime render! Any advice very gratefully received. I should say that I've written the previous two LBC with success but those works were remedial and pretty non contentious.
