Hello everyone,
I have an 1890(ish) stone built house, it is a square solid wall stone built property that has been a few things over the years: working mens club, shops and a home.
1) due to all the knocking about some bright spark rendered the front of it in cement and pebble dash, possibly in the 1980s. Needless to say it is now not without problems.
2) when I bought it, our surveyor said it had damp (no surprises there) and a condition of our mortgage was that this was dealt with. Unfortunately, at that time I trusted surveyors and builders and we had a ‘damp-proof'- plaster applied to the inside of the external walls and the rest re-skimmed. Over artex...
3) at the same time as the above plastering, we had the outside re-pointed (yes, in cement pointing)
Do you see where I am going with this...?
So roll along to the last few years and the damp is (unsurprisingly) getting worse. The inside of front walls (behind the pebble dash) get mouldy and salts are coming through the paint.
As I cannot currently afford to knock back to stone and re-plaster in lime, I thought that if I stripped off the plastic paint then repainted in something breathable this might buy me some time. Over the months I have read and digested all your helpful advice and, having a whole week off work coming up, I felt inspired and decided to try to crack on with a few jobs...
There was a small patch of plaster in the corner of the dining room that had blown. So this afternoon I poked it - as you do. The skim came off, followed by the artex, followed by about 3/4” of what I can best guess was once lime plaster - it is currently doing a very good impression of damp sand. Underneath all this appears to be red brick.
So, a couple of questions:
Is it usual to have red brick inside what to all intents and purposes looks like an original stone wall?
Would it be alright in the short term to take off as much plastic paint as I can and redo in Earthborn? Or would this likely not make any difference given that the modern plaster is over artex?
I now have a hole the size of my outstretched hand and about an inch deep in the corner of my dining room. Would it be sensible to try to somehow fill it with lime, rather than compound the problem and put some modern product in there?
