Lime plastering external

current cement rendering badly damaged leaking and cracked. Had quote for removal of old cement and rerending in lime at £65,000 + vat ! Needless to say getting other quotes but what's the average cost for removing old plaster, re rendering in lime plus insulating? We've got a 5 bedroom and surface.area totals about 125m2.

It's a large 5 bedroom old farmhouse and definitely not a palace but yep £65,000 for job of removing current cement plaster, redoing lime plaster, scaffolding and skip too - shocker

There’s a few similar discussions already in here, plastering/rendering seems to vary between £70-£150 per m2 including materials but not including removing existing render. scaffold etc

Internal work, rule of thumb tends to be 150-180+ per sq m onto a ready surface.
External would be more - extra tending and post application work, then there’s obviously access, scaffold, skips and the effort of removal. Plus the unknown of what will be found once the render is of… this all equals a lot of contingency built into a price so they’re not out of pocket.

The area is 700m2 less 24 windows/doors so guess your price fits the quote but £65k is outrageous

That’s an enormous amount of work. I’m not sure how you’re reached a conclusion of outrageous at that £/sqm price for all the aspects of what’s involved.

Worth asking how much that’ll drop if you do the cement render removal yourself. An SDS, a rented scaffold access tower and a couple weeks might get it done. It’ll be exhausting though.

Well, that’s £40-50k in labour alone (assuming skilled, maybe take a third off for labouring time in place) before any materials, access, waste removal, unknowns and contingency… you’ll be looking at £300+ per skip, and they will be rotating out almost daily at the beginning. Scaffold, depending on your access/size etc will be running £3k upwards, but could easily double if tricky. And that’s before the cost of materials going on back on.

But in seriousness, you’re right - nobody can fixed price quote what they can’t see. And they won’t want to do the removal so will price up accordingly. Which is a double whammy as a lot of it is labouring, not skilled craftsmen rates.
