Who would buy a grade II thatch these days ?

An interesting analogy, given that I'm pretty sure an original Spitfire wouldn't meet current airworthiness certification requirements.

There are some new builds with thatched roofs. My mate has done a few. It's quite popular on some estates to throw in a couple with a thatch to add a bit of character.

Fair enough, though I wonder how many of those buyers will move before the thatch requires some serious expenditure?

My friend who is a Thatcher built his own house with a mix of slate and double romans. My wife asked him why he didn't use thatch, and he said that he wouldn't want a thatch as they're too much hassle and expense.
I own a thatch, but was talked into it by my wife.

Unfortunately when you are wanting people to part with a large sack of money in exchange for something slightly non standard they are probably going to need a lot of convincing that many ridiculous things they’ve heard are indeed of no concern at all. There will be a buyer out there for you, £ changes a lot of minds.

Personally, I’m more negative about my cottage’s Grade II listing as it is restrictive.

Thatch is a pain for insurance yes, but aside from that then thatch vs tile is just a trade off in my opinion … I put aside £100 a month which should cover a new ridge every 10-15 years and a full thatch every 25-30 years. In the meantime I’ll never have to worry about wind dislodging tiles, faulty flashing or trouble with guttering.

We had ours rethatched last year. The old one had been on for 40+ years and was still keeping the rain out. So assuming this one lasts as long it will see me out and hopefully provide some assurance for any prospective buyer.
Yes there will be a smaller pool of buyers but at the right price someone will buy it. If a 'normal' house sat on this plot and was of equal size it would have been about £100k dearer so I think we got a bargain. And a £100k goes along way on maintenance.
The only time fire worries me is on the odd occasion our dog is left home alone, insurance will (hopefully) take care of everything else.

No he doesn't and he's very well trained but still hasn't mastered how to use a fire extinguisher or call the fire brigade if he smells smoke

Yes that's the thing with thatched cottages sometimes you have to sell 3 years after it's been done and everyone panics
