Chimney stack bricks soaked causing small water ingress into bedroom ceiling

The lead on the top photos appears to be standing out proud of the brick vertical line, with a lump of sand and cement on the top.

Details like this can lead to ingress, anything running down the brick stack will hit this little shelf, and the sand and cement will crack away from the bricks and let in water behind it, as the crack grows : pointing fails and falls apart, it will channel water into the stack, not away.

Lead is notorious for moving through the seasons, sand and cement mortar, not so much.

You can also see just how saturated these bricks have been for some time from all the growth on them, quite possible the pointing is past its best and needs renewing to ensure no gaps exist between bricks to let wind driven rain into the stack.

Don’t ask the roofer to do the pointing though.

You do often get damp in that area when the moisture has penetrated through the brickwork. It's why it became part of the Building regs to fit a lead tray in the stack when being constructed.

If it was coming down the pot it would carry on down the flue, unless there’s a gaping hole in the brickwork in that location.

Where exactly is the damp spot in relation to all these external photos?

there's a pic near the top of first page that i showed wind direction and "bedroom behind here" the damp spot is pretty much where the chimney stack is.

This could be a thing, i guess i could get a quote for repointing with lime. I'm hertfordshire so it's going to be a tall order trying to find someone who doesnt want to rip me off.
