Hi all,
We are looking at purchasing a beautiful 1850s house. However some of the work that has been done to it is worrying me.
The survey has come back pretty decent. Some evidence of woodworm but that work seems to all have been done already and joints replaced etc.
WHat is really worrying me is the render and DPC that were done due to previous damp issues (10 years ago).
The brickwork has at times been painted over and now covered in cement render that is cracked and patched up. This I realise we could replace with lime if we were wanting to.
Almost every external wall has been stripped back to brick and lined with a damp proof membrane. There was also an injectable Dpc done. A soakaway was dug around the house which seems like a good idea. Since then there have been no damp issues.
My question is, considering there are no current (visible!) issues...is the lack of breathability of the house a theoretical issue or is it likely to be causing unseen issues?
I love the house and the are but everything i read is stressing me out! Any real world advice appreciated
