Hi, I purchased a listed building at auction a few months back and am mulling over whether it's worth me trying to get it de-listed. The main reasons being that
- its not listed in its own right and is due to curtilage.
- its in an isolated spot and nowhere near anything else - well over a mile from the main estate that it was once part of
- I have seen very little that makes it worth listing as inside is all 1960's looks and feel inc a rubbish add-on bathroom extension and floors replaced with chipboard or full of woodworm. The only interesting/original features are the windows and roof/chimneys.
- its in need of complete modernisation
I expect de-listing will be a non-starter but would love to hear from anyone who has managed to do this and advise on process and key factors.
I intend to renovate and modernise regardless but am finding the huge costs involved due to it being listed and hence needing a gazillion expensive surveys for every little thing is making me rethink things. My first discussion with an architect to do a few key things was quoted at 20k for getting the LBC approved and associated drawings - never mind the actual work.
I will do some digging into de-listing and see what I can find - in parallel with carrying on as normal.
