We’re in the process of buying a mid 19th Century cottage. One of the items on the survey is the presence of damp in the chimney breast upstairs.
The chimney is in a poor state, it does need repointing, and is missing a cap (just a hole), the other one is also very poor, as is the flaunching. I will get a damp survey as there is some damp and woodworm in the loft which needs sorting. The surveyor thought the damp in the breast was due to water ingress from the top.
- To repoint the chimney, repair the flaunching and add back in the missing cap, does this need listed building consent?
- And, what is a rough ball park figure for this work?
