So just to update anyway who might still be interested! Building surveyor has been round and give the issues a look at. He seemed very thorough.
He’s found some other stuff that he think indicates a root cause. It seems the bathroom might have also had some work done to extend into the spare room and create a shower. My previous floor plan didn’t show that but i’ve added updated pic below. Tbh i didn’t know it was not part of the original bathroom.
The previous owner has also butchered the support beams in the loft, no-one picked this up before but looks like some have been cut back or removed to support the work he did below in the bathroom / bedroom. Not obvious until he pointed it out.
This loft and bathroom work also sits directly on top of the dodgy beam he did in the kitchen. Surveyor thinks he was very lucky he did the work in the order he did it or the whole lot would have been open plan!
Anyway this has led to a localised load in the corner of my house and the house has gone no thanks and cracked. He said it was a one off event and unlikely to be still happening (something along these lines)
The fixes are similar to what struct engineer suggested. - helibars, resin, but also to replace some brickwork, repoint, and a bit of work for a chippie in the loft to strengthen the beams. Also to bend the helibars where the cracks are close to the sidewall. I think he also increased the number of them per row of bricks.
Waiting on the full report but i think that was a quick summary of what was said. I think i’m happier. He gave the best explanation and evidence for what the root cause is and also directed the fixes for the builders which they will action after the report comes in.
