A "level 3" survey by a local surveyor in the north. The condition section is a 3/2/1 with 3 being urgent, 2 meh, and 1 being all good.
A semi I'm considering buying built just shy of 1900 has a few basic "3" urgent issues: gutters / poor elec condition everywhere. however for the condition 2 "Elements that require attention but are not serious or urgent" it has everything else: chimney stacks, roof coverings, main walls, windows, outside doors, conservatory and porches, roof structure, ceilings, walls and partitions, floors, built in fittings, woodwork, bathroom fittings, water, heating, water heating.
- Should this be condition report be expected for a property of its age with no 'all good' items? The surveyor wrote "it presents in reasonable condition for its age and value, though a number of typical maintenance and upgrade items should be anticipated."
- A few floorboards have a bit of movement when stood on, or are lower than nearby ones (suspended floorboard). How common is floorboard decay and should it be something I should be urgently concerned about, or something for the todo list? The survey suggested a floorboard inspection.
- And, the survey states things like "a full window replacement should be budgeted for" - does this mean I can / should be negotiating a lower offer, or something for the future that I should think about?
