Having just moved into a C16th property, I liaised with my local CO to discuss the removal of some unsightly 1970s alterations made previously without LBC.
However, I'm concerned that the CO is being somewhat over-zealous in the interpretation of LBC requirements. For example: I'm told that we can't replace a 1970s gas fire without LBC "because we don't know what's behind it".
Now pardon me if I misunderstood, but how on earth would LBC reveal what was 'behind a fire'? Incidentally, it's a conventional gas fire with a flue exiting into the chimney breast.
Currently, I'm being told that I need expensive architect's plans for just about EVERY aspect of change made to building. That includes 'like for like' replacement of completely rotten doors on outbuildings! Horrendously expensive and a complete disincentive to removing the disgusting 'rennovation' work that has taken place in the past, and bringing the property back into good repair.
If the consensus is that the CO is being over-zealous, what can I do about it? I'm beginning to wish that I hadn't had anything to do with the CO! Any suggestions?
