We've recently bought a semi-detached solid brick house in North London. The property was in a bad state of repair, which has given us a blank slate to work on. Structurally, it's okay with some minor strapping needed. There is zero insulation so we're looking to get some installed. We're having to opt for internal insulation and are leaning towards Steico woodfibre (Flex for the floors and loft, and Therm for the walls).
The walls mostly have the original lime plaster which is in decent condition, with only a couple of blown locations under a crack cill. We've researched through Back to Earth and Mike Wye on the process of getting this all installed and sent this to our contractor to quote. This was for:
- local repairs
- adhering wood fibre boards
- 2 coats of finishing plaster
They've come back with £180 / sqm which seems high.
Does anyone have experience in getting this done and have a sqm rate or at least ball park we should be expecting?
Also how does the VAT Notice 708/6 on supply and installing insulation work? Does the contractor just claim this back, or do we need some certificate? He's not work with this before so is hesitant to provide a 0% invoice as the notice explains.
