Wet external wall (possibly caused by neighbouring property?)

We have noticed a wet external wall at the front of our 1900s semi, with the neighbour’s wall displaying much worse condition than ours.

For context, our property is the house on the left of the main image, with wet bricks low down (behind the picket fence). Neighbour has a higher level of moisture, which seems to have been there for some time (given extent of moss).

Any hints on what this might be caused by?

Have you looked at the gutters when it's raining hard?

Looking at the photos of the front elevation and seeing the pattern of wetness around the neighbours’ downpipe and around the wires coming down, checking rainwater goods would be my go to as well
